Mr. H and his group of friends once gathered all their money to buy land in Lam Dong in the period 2020-2021. This is also the time when Lam Dong land is bustling with trading and investment activities. Many people buy and sell at a price difference of billions of dong in a short period of time. Although he had no previous investment experience in the Lam Dong market, thanks to his relationships with friends in this area, Mr. H poured money in with the expectation that the price would increase by the same amount. Up to now, the land he bought not only has not been divided into lots but the price has dropped sharply compared to the purchase price.

Mr. H’s situation is not rare in the current market context. They used to enthusiastically put money into Lam Dong land, and even fought over each other to buy beautiful pieces to subdivide and sell the land. Up to now, many investors who used to hold land in Lam Dong are in a state: Can’t sell, can’t keep.

Lam Dong land has made its mark in the period from 2020 to early 2022. Statistics from the Department of Construction of Lam Dong province have shown that in 2021, the province recorded 36,549 land plots and 3,035 houses. Successful private transactions through notarization. Entering 2022, the number of real estate transactions in Lam Dong continues to increase sharply and peaked in the second quarter of 2022.

If in the first quarter of 2022, Lam Dong province recorded 12,467 land transactions, then in the second quarter of 2022, the number of transactions increased sharply to 19,669 transactions.

However, by the third and fourth quarters of 2022, the Lam Dong real estate market encountered many difficulties in terms of tight credit flow, combined with high lending interest rates, causing the number of transactions to decrease. Real estate transactions here decreased sharply to 8,804 transactions and 6,633 transactions.

In a recent report on notarized real estate transactions of the Lam Dong Department of Justice, it was pointed out that in 2023, the number and value of land transactions in Lam Dong will decrease by over 60% compared to last year. This provincial government also has many moves to prevent the division and sale of plots on agricultural land and warns investors not to follow the wave and follow the ideas of planning projects.

In a recent comment, Ms. Le Thi Tham, Member of the Central Executive Committee of the Association, Head of the Representative Office of the Vietnam Association of Real Estate Brokers (VARS) in Lam Dong, said that at the end of 2023 there were slight changes, However, with land, transactions in this segment are still slow. Customers or investors are mainly interested in land with good orientation and location, to build farms, ranches… As for subdivided land, liquidity is still quite slow.

According to Ms. Tham, previously, in the period 2019-2021, many people flocked to Lam Dong, typically the areas of Da Lat, Bao Loc,… to invest and buy vast tea and coffee hills to subdivide and sell. the ground.

In 2019, real estate prices here increased by more than 20%, at times increasing by more than 40% compared to 2018. By 2020, house prices also increased by more than 25% compared to the previous year. Some hot areas also recorded transaction prices of up to 75 million/m2

However, by 2023, this area will slowly return to liquidity. According to a report from the Department of Construction of Lam Dong province, land liquidity in Lam Dong has been gloomy from the beginning of 2023 to the present. In the first quarter, the whole province only recorded 3,246 land transactions (equal to 30% of the same period in 2022). concentrated mainly in Bao Lam, Duc Trong and Lam Ha districts. Among them, Bao Loc City, which used to be the “fever center”, had only 476 transactions.
